When it comes to property ownership, what’s underground can be just as important as what’s built on top.
In this class, Braiden Burns with Meadowlark Search will walk us through how mineral rights are researched, documented, and managed, including unpatented mining claims on BLM land. Attendees will learn how mineral ownership is determined, how access issues and certain water rights can be researched in coordination with legal counsel, and what REALTORS® should know when these issues surface in a transaction.
Meadowlark Search begins at the “beginning of time,” reviewing every recorded document related to a property through present day. From there, they generate a detailed report identifying:
Who owns the minerals
Which specific minerals are owned
The associated legal descriptions
A memorandum of title, providing a concise summary of ownership history
This session will help REALTORS® better understand subsurface rights, navigate client questions with confidence, and recognize when professional mineral research is essential.
